Having worked with agents who have managed our portfolio in the past, we decided Catchpole Lettings needed to be more forward thinking and streamlined service for the landlords we work with. 

 

With this in mind we use the latest systems and modern property technology to run an effective Serviced Accommodation business. This allows us to provide you with the best service as well as 24/7 access at times of need.

We pride ourselves with going above and beyond for our landlords, we’re available via email, text, Whatsapp and phone call.

When it comes to guests, we have a wealth of experience when it comes to gaining the best occupancy levels and profit for your property. Having found and managed our own guests previously we understand what our ideal guest avatar looks like and how best to apply that to your property.

We find our guests through more direct avenues than just relying on the Online Trevel Agents (although these aren't to be ignored as well), and are there for both you and your guests throughout the whole journey.

In order to protect our landlords, we provide a guest screening service, as well as: deposit collection and return, prompt feedback and updates too.

SA Platinum package

15% per month plus £300 set up fee

 

This package is recommended for our landlords and investors who would like to be completely hands-off with their properties.

We can, and will manage everything from setting up the property, getting it staged correctly with the furniture you have purchased, photographed and listed on all the online agencies. Once live we will then manage all guest interactions, use of our cleaning team and implement your property into our systems and website. 

What does this include?
  • Providing feedback on the design on the property and its furniture

  • Providing expertise on what guests need and want.

  • Detailed Inventory

  • Missing items detailed and purchased (comes off first months statement)

  • Listing property on all OTA's (airbnb /booking/ VRBO/ Trip adviser and more)

  • listing with specialist agencies that require a minimum of 5 properties

  • Guest interactions

  • Creation of guest guide

  • Deposit collection, protection & return

  • Maintenance management

  • Compliance management

  • 24/7 Emergency Number

  • Monthly Rent Statements

Optional Extras:

  • Professional Clean of the property at start of set up

  • EPC / Gas Safety

  • Electrical Safety

  • Fire & Emergency Lighting test

SA gold package

15% plus £99 set up fee

 

Now, this pack is ideal if you’re local to your property and are looking do not need any asistance with the set up of the property itself. 
We will step in to manage your property when ready and begin listing it on all the online agencies and deal with all the guest interactions.

 

What does this include?

 

  • Listing property on all OTA's (15+sites includingairbnb /booking/ VRBO/ Trip adviser and more)

  • listing with specialist agencies that require a minimum of 5 properties

  • Guest interactions

  • Creation of guest guide

Serviced Accommodation Set up

Fixed Fee- £750

You have a property to turn into Serviced Accommodation but don't have the time to furnishing and stage the property. This isn't a problem as we can step in here to help. We can source, build and stage your property within your budget at a better standard and cheaper than the furniture companies that provide a full service. We recommend around £500 per room budget as a minimum but we will of course work to any budget and source the best furniture within this.

What does this include?

  • Walk around of property to design it for guest

  • Room measurement to order correct size furniture

  • Sourcing of furniture within budget

  • Shopping around multiple online and high street locations for best prices

  • Building furniture if needed

  • staging furniture

  • organising each room

  • hanging photos and artwork

SILVER PACKAGE

£450 one-off

Ok, so you’re a landlord pro and just want a little help understanding how to set up your property both internally and online. 

You want to understand how to find the correct teams and how to deal with guests via different sites and what the best systems are to use.

We can meet you at the property to answer all these questions and more allowing you to go away and start your own Serviced Accommodation business right way
